<p>Before going to your interview, already have a figure in your head so that you can show that you know your worth.  You don&#8217;t have to give an exact amount, having a range is good enough.  To help you out, do some research on the market average salary for the position.  Also be prepared with your past achievements so that you have a basis to why you are asking for that particular amount.</p>
<p>Not being straightforward is one of the mistakes many make during job interviews.  You need to remember to be honest and speak up if you are unhappy with the offer given to you.  If you don&#8217;t speak up, you will be stuck with a salary you won&#8217;t be happy with, which isn&#8217;t a good thing.  Say that you want to counter the offer with something that is more acceptable to you.</p>

<p>Also, avoid saying yes or no immediately after the offer has been given.  Politely say that you will think about it and take a day or two to sleep on it.  Aside from the amount being offered, you need to consider the job itself and if you will be happy working for the company.  You should also consider other benefits such as vacation leaves, sick leaves, signing bonuses, car allowance, evaluation process, retirement and other things.  Make your decision and make sure that the offer is something you are completely happy with.</p>

<p>As people go around searching for homes to buy and even find one that they feel is suitable to their requirement and budget, sometimes lack of good skills to negotiate results in either paying an unrealistic price or even not buying it, though you would have liked it very much. This can sometimes become too regular and you can become disillusioned because of this. Negotiation requires some skills that need to be acquired as you proceed with the purchase. It is not so tough and you do not need to be very skilled at it. All you need to do is make sure that you have your facts and figures right before you start.</p>
<p>The most important thing you have to keep in mind is the fact the seller wants to sell and hence he cannot be over dominant in the discussion. </p>
<p>Always try to understand the mindset of the seller, the price that he is looking forward to and the reasons for that price being quoted. As you get these details, it is easier to work out a compromise price.</p>
<p>Never indulge more details than is required, facts like your finance options are certain give away about your position and the seller might capitalize on it.</p>
<p>Always do your home work well. Research on prevailing rates in the market as well as the social circumstances of the locality that you have decided to buy in. Any new projects that are due to be introduced in the area and information about any government regulations that may appear, which can alter real estate rates, are of prime importance.</p>
<p>Never let the seller feel that his property is the only one that you have short listed and that you have no other options. </p>
<p>This will allow him to increase the price as he senses your desperation. Have personal meetings with the seller and always quote a specific amount frame with a minimum and maximum limit while negotiating.</p>
<p>Lastly, never ever feel that negotiation is a game and you need to win it. Sometimes, a bit of an increase to your initial quote can get you a property for a good price. Always keep your mind open.</p>
<p>Apart from these factors, it is always a great assistance if you can have a real estate agent on your side, somebody who knows how to negotiate in a skillful manner.</p>

So, it is a must that negotiations are successfully set up and that you are able to conduct yourself well during the whole negotiation process. One element of negotiations is questions. But mind you, these questions are oftentimes the result of an objection. People object for thousands of reasons. They could object to an idea, object to moving forward or object to making a whole new different decision. Objections and questions come in all sorts but if you have tried a negotiation before, you’ll easily understand that some questions all point to one thing, “I do not want to move forward today”. If you don’t know how to negotiate, chances are the parties involved will be running around the bush. The other says something, and then the other side too will say something. </p>
<p>Then one party asks a question, the other answers the query and so on. This becomes a cycle and at the end of the day, nothing is really answered. In fact, you will be left with trying to answer these “what-if” questions in your mind. But remember, the negotiation wasn’t well set up in the first place, so don’t expect these “what-if” questions to conclude! Go for the win! But how do you do that? Set up a negotiation. Set up a confrontation wherein the involved party on the left gets to do what they want to do but at the same time, you are able to make them do what you want them to do. To do that, you need to have a belief system wherein the other party believes they are going to get their wants when in fact you are getting them to do what you want them to do. Confrontation is something you need to set up well but it’s also where most people get into trouble. In any confrontation, a lot of things happen to the people involved. But the bottom line is the people on the left must be able to move to the opposite side or to the right. Thus, the parties involved need to be on the same sides both psychologically and physically. If they are, they can move on forward and attain a lot of things while working together as a team and not as conflicting parties. To make this possible, you need to understand that people are concerned of the benefits they are going to get. People don’t make decisions based on what they are going to attain for themselves. Another thing is, people decide and behave based on how things make them feel. It’s never about logic because humans decide based on how they will feel, how a problem is solved and of how they feel after such problem is solved. People only want to move away from pain and move towards a gain and it is what people gain that influences their decisions. </p>

<p>In the first couple of interviews you will have to go for a particular job, you can already expect to be asked about the work package.  When this is asked, you need to know what you want and be assertive in getting it so that you won&#8217;t feel like you are getting the bad end of the deal.  Make it a point that you speak your mind but make sure that what you say is appropriate and will help you get the job.</p>
<p>Don&#8217;t accept any offer unless you have already discussed the compensation package with your future employer.  If you aren&#8217;t happy with what is being offered to you in terms of salary and benefits, politely request for time to go through what was given.  Once you have decided on what you want and if you are going to negotiate, email them your requests so that you can try and negotiate for a better deal.</p>
<p>However, when thinking about the offer, don&#8217;t take such a long time to decide on what you want.  You need to act on in quickly because someone else will be ready to take the job if you aren&#8217;t.  Only take a day or two to go through the offer again and make sure to get back to the company right away on if you will be accepting, declining, or negotiating the offer.</p>
<p>If the salary offered to you isn&#8217;t so high, you can compensate it with requesting for more benefits.  You can ask for more vacation leaves or even health benefits that will make the offer better for you.  Whatever you ask for, make sure that you will be able to prove you deserve it with what you can offer the company.  The higher you ask for, the more they expect out of you so you need to be able to deliver.</p>
<p>You work will always be assessed after a couple of months of being in a job.  Remember that when entering into a <a rel="nofollow" rel="nofollow" onclick="javascript:_gaq.push(['_trackPageview', '/outgoing/article_exit_link']);" href="http://repricing.com/goto/salary_negotiation/472433182/2">salary negotiation</a> because a company will only pay you a high amount if they know you can earn profit for them.  If you want to get paid a lot, make sure that you can earn a lot for the company as well.</p>

			<content:encoded><![CDATA[<p>When searching for a property one of the key considerations is, of course, price. Many people reject a property simply because it is out of their price range – even if only a little. They don’t consider the possibility of negotiating down to their budget.</p>
<p>In the right situation and under the right conditions, however, this is entirely possible. Here we look at some great ways to negotiate on house price.</p>
<p>First of all, you need to have the right person doing the negotiating. If you are shy or don’t feel you are strong enough to put forward your case for a lower price and stick to it, then ask your partner, a relative or even a friend you think would be better suited.</p>
<p>This is especially important with a property that has a several people interested. The agent will smell any weakness and use it to their client’s advantage. You may have to compromise slightly, but you don’t want to give in to the agent completely.</p>
<p>Now consider the areas you’re prepared to look for a property. </p>
<p>City centres are likely to be over supplied and so prices are probably lower – and room for negotiation much bigger!</p>
<p>If you’re looking in Manchester, visit several different Manchester city centre estate agents and see how many properties of the type you want they have for sale. If all of them have a lot, it is a buyers market and the power is with you. If they only have a few each, consider a different area or type of property.</p>
<p>Any property you consider putting on offer in for that is over your budget should only be over by 5-10%. It is rare you will negotiate down by more than 10% and it is likely to be less. There are exceptional circumstances where this is possible – a really bad housing market or a property in serious need of updating for example – but you will more often than not end up disappointed when you cannot get a property price down to your level.</p>
<p>Start with an opening bid of 10-20% below the asking price, depending on the level of demand, and be prepared for it to be rejected. </p>
<p>The best thing to do is deliver your offer in written form and in person to the estate agents. That way you will be able to tell by his reaction how close to the mark you are.</p>
<p>The agent will call the seller with your offer and if he or she appears to be reluctant to do so, you’ll know he is likely to advise them to reject your offer. If he calls straightaway, you’ll be very close to what they – and the agent – were looking for.</p>
<p>Should your opening offer be rejected, increase next offer only by a small amount – 1-2% &#8211; and see what kind of reaction that gets. You’ll get a much better idea of what the seller is willing to accept that way – and whether or not you should pull out now or keep going until you reach your price ceiling.</p>
<p>Another way to negotiate a reduction in a property price is, instead of bringing the price down, get the seller to add to the value of the property. Get them to give you an incentive to buy at or just below the asking price.</p>
<p>This could include fitting a new bathroom or kitchen to replace an old one, fit new carpets, leave appliances…a whole host of things. Remember, you don’t get if you don’t ask!</p>
<p>If a seller is determined not to budge on price, they may view offering you requested incentives as a more acceptable option.</p>
